ZONING BOARD OF ADJUSTMENT

MINUTES OF THE MEETING HELD September 17, 2007

MEETING CONVENED AT 7:00 PM

 

Members Attending: Fred Ward, Roscoe Putnam, Sandy Sherman and Beverly Power.

Excused was Richard Betz.

 

Correspondence:  NH Office of Energy and Planning announcement of fall conference.

 

Minutes of previous meeting:  Fred Ward moved and Sandy Sherman seconded to accept the minutes of the July 30, 2007 meeting as mailed, the board approved.

 

Old Business: Mike Meyer has submitted an amended plot plan indicating the shortening of the access deck along the side of the house so the setbacks will remain 18Õ 6Ó per conditions.  The plat was placed in his file.

 

New Business: Noted a meeting with the town Building Committee is scheduled for October 1, 2007 at 5:30 PM.  The secretary and chairman plan to attend.

 

Application for Variance: 7:10 PM Public Hearing was convened on a request by Wesley Warren, Jr. for a variance of Article 111, Section 1 of the Community Planning Ordinance to permit the construction of a deck with less than 25Õ setback from lot lines.

Mr. Warren explained his plan.

Fred Ward asked what he planned to do with the water run off from the roof and deck.  Mr. Warren explained that he was planning on installing corrugated, metal under the deck on a slight slope to carry the roof run off away from the building and to keep water off the boat trailers he is planning on storing under the deck. 

Fred Ward asked what material would be installed under the deck.

The answer was ¾Ó crushed stone.

Beverly Power suggested that the corrugated metal have a gutter installed to direct the run off flow.

After discussion, the board and applicant agreed to have a leader run down from the gutter and the flow be directed into the nearby woods.

Sandy Sherman asked how the deck would be accessed.

Mr. Warren said by steps from the ground level up to the deck.  He said he has no plan for a door opening out of the house onto the deck.  He said he might add that door later.

The public hearing was closed at 7:25 PM and the Finding of Fact forms were completed.

The secretary announced a favorable decision by the board with the following conditions:

 

  1. Wood shed near the property line will be removed by June 30, 2008
  2. Deck will be completed by June 30, 2008

3.    Deck will remain unenclosed with no roof

 

Application for Special Exception: None

 

Application for Site Plan Review: None
