Minutes of Meeting 07/18/19

The meeting was called to order by the Chairperson at 7:30 pm.

The Pledge of Allegiance was led by Jason Kovarik.

Members present: Chairperson Jason Kovarik, Vice Chairperson Franz Haase, Bud Record, Herb Healy

Members absent:None

Alternates present: None

Others present: Compliance Officer Harry Power, Susan Francis

New Business

  • 1489 Rt 123 North inquiry – Ms. Francis has her house on the market and has found the house is to large for one family. 1.) She asked if the property could be advertised her Realtor as a possible bed & breakfast. Prior to 1987 the property had been a B & B and she has had people ask if it could be used as a B & B. The owner may need a Variance for a B & B. Harry said a B & B is possible, but after a certain number of rooms there would be Life Safety Code rules the owner would have to follow. The Board was not clear if a B & B can be an in home occupation. More study would need to be done on this question. 2.) She also asked if the apartment could be advertised as a rental or an in-law apartment. Herb stated if the apartment had been rented within the year it would be grandfathered in. To reenact that, the feeling is that the owner would have to come before this Board. It could be advertised as an in-law apartment if the apartment is under 1,000 sq ft., and an ADU would require a Special Exception. Multifamily units are allowed in the residential district.

A Motion was made by Herb to adjourn. The Motion was seconded by Bud. The Motion passed unanimously. The meeting adjourned at 8:27 pm. The next meeting will be August 15, 2019 at 7:30 pm at the Stoddard Town Hall.
