Preliminary Site Visit Minutes

Date: Monday, June 10, 2019

Applicant: Michelle and H. Scott Ballinger

Location: 3780 Route 123 N, Stoddard, NH Tax Map 408, Lot 4

Members present: Chairperson - Jason Kovarik, Franz Haas, Bud Record, Herb Healy

Members excused: Curtis Taylor

Others present: Harry Power, Kathy Ellis, Michelle and H. Scott Ballinger,

Members arrived on the site at 6:30 pm.

The meeting was called to order by the Chairperson at 6:32 pm. Introductions were made and Jason gave an overview of the purpose of the meeting.

Members reviewed a copy of the proposed addition from the file. Scott then led the group through the site showing the stakes for the new garage/apartment and explaining the layout of the proposed building and new septic system. The new building will replace the current garage with a 2 bedroom apartment above for Michelle’s mother and will be less than 1,000 sq-ft. The property size is 4.2 acres, fronts Route 123 North and boarders Fox Brook.

The members asked questions about the construction: It will will be stick built, not log as the home is, but designed to blend in with the home in color and material design (stone). There will be an entry to the apartment from the outside at driveway level and another to be designed, from the back of the apartment - level with the current porch of the home after fill has been brought in. The two buildings will not be connected. The applicant plans to enlarge the current log home with a master bedroom and the lot will have 2 septic systems.

Jason asked if anyone had further questions. The Site Visit was concluded at 6:42 pm. The Hearing will be Thursday, June 20, 2019 at 7:30 pm. at the Stoddard Town Hall.
